do the math
Your first step as a prospective buyer should be to get pre-qualified with a lender. We refer to it as 'establishing your purchasing power.' The lender's job is to help you determine which type of financing works best for you and how those loan terms work best with your budget. Once you know your price range, required down payment and estimated monthly payment, you can shop with confidence!
When you find "the one," you'll already know you can afford it and the seller will know too! Nothing gives you more negotiating power than a pre-approval letter from a reputable and trustworthy mortgage lender. It shows that you are a committed buyer, financially capable of buying the property and more likely to provide a smooth and probably closing.
In our experiene, selecting the right lender can truly "make or break" your home purchase. As we look upon past transactions, a large majority of those that went awry, were caused by a lender who either misrepresented or miscalculated the buyer's qualifications. As experts in the industry, please believe us when we say that all lenders are not created equal! Surfing the Internet for the lowest interest rate or 'zero' closing costs is rarely what it purports to be. Unfortunatley, by the time you find that out, we can almost guarantee it will be too late.
One of the most important tools you’ll need for your house hunt can be found right in your own home or office... the Internet. Nearly every home on the market is listed somewhere on the web because real estate agents know the majority of people turn to the web first when looking for a new home. Start looking on our websites for homes that fit your particular criteria. Or better yet, let us set you up on a custom search and you will receive new listings as fast as they hit our MLS!
location. location. location.
Location is so important. Narrow your search before you start touring every house in town. Decide what neighborhoods work best for you and your family based on what's most important to you. For starters, you might want to check out school districts, shopping, dining, public transportation, recreational areas and crime statistics. Check out the Arizona Buyer Advisory for some of those online links!
List your priorites and prepare to compromise. Make a list of the features you are looking for in a house and rate them on a scale of one to five, with five being a feature you can’t live without. List your property priorities and decide which features are 'must have' and which are 'would really like to have.' Then bring your list with you as we tour homes to keep score.
With this checklist and the right market conditions, you are well on the road to finding your dream home! For additional information on the opportunities in today's market or for expert representation, contact us today!
Throughout the process of selecting and purchasing a home, there will be a number of legal documents you'll need to review and sign. Many of them will create legal rights or obligations for you. However, since they contain language designed to protect you, we strongly advise you to read and understand these documents prior to signing them. The deadline to sign and return documents is often very short so the more prepared and knowledgeable you can be, the better!
